Student Portals and Summer Stays
HousingAnywhere, Uniplaces, Spotahome, Inlife, Spacest and Erasmus Life Lisboa get your rooms by listing feed, and their bookings come into Vivin with the student, the dates and the price. Listing changes are usually ready for the portals within 10 to 30 minutes. In summer, Airbnb and Booking.com, connected through an official API, sell the empty rooms by the night with their own price and minimum stay, while academic-year bookings keep their dates closed.
Semesters and Academic Years
A booking runs on the dates you set: a semester, an academic year or a summer. For the next intake, the Multicalendar's Date range search keeps the rooms free on every day between two dates, or from a start date on if you leave the end empty. With the optional Residences module, each residence sells Tenancy options such as Academic year or Semester, priced per room type, and Room assignment places students in the rooms sold by room type.
Rent That Follows the Academic Year
Each booking gets a payment plan: monthly rent, with part months charged by the day, by the fortnight or as a full month, or rent in up to four equal instalments for a stay of up to a year, so an academic year can be paid in up to four instalments. You set how many instalments each contract length gets, on due dates you choose or spread evenly. Each booking also has its own virtual IBAN in euros, and transfers and payments by card, MB WAY, Apple Pay or Google Pay are applied to what is due automatically.
Contracts Signed by Student and Guarantor
Bookings from the student portals, and those your team adds with Send onboarding email & contract, get their contract from your own Word template, filled in from the booking. In the tenant portal the student fills in their details, uploads the documents you require and signs with a drawn signature, and AI can read an ID card or passport to fill in its details. A guarantor, often a parent, and a second tenant sign in the same flow or later.
Check-in, Check-out and Turnover
Check-in / out splits each stay into four phases, from before arrival to after departure, each with its own checklist, and the Student residence template gives you one ready to use. Students check their room inventory with photos at check-in and check-out, and Automatic tickets give every booking its check-in and check-out work, such as cleaning, which moves with it if the dates change.
Student Tenant Portal
Each student gets a portal in your branding, in five languages, that installs from the browser with nothing to download. There they sign their contract, see what is due and pay, download receipts and documents and report issues with photos or video, so fewer emails and calls reach your team.

Add your properties and rooms, then connect the student portals for the academic year and Airbnb and Booking.com for the summer. Your rooms go out by listing feed or through the official API.
Bookings come in
Students book on the portals and their bookings arrive in Vivin with the dates and the price. Each gets its payment plan, a virtual IBAN for rent in euros and its contract, and the onboarding email invites the student to sign in the tenant portal.
Run the academic year
Payments are matched to what is due, check-ins and check-outs follow your checklist, requests arrive as tickets, and the Date range search shows which rooms are free for the next intake.
