Multicalendar
In Sales > Multicalendar every unit is a row, with its bookings, Airbnb and Booking.com stays and manual blocks on one timeline. Available now and Date range find the rooms free today or from any date, Vivin checks for overlaps before anyone saves a booking, a block or a room change, and the Change dates and Change room wizards move a stay.
Channel Manager
Connect Airbnb and Booking.com through an official API, and HousingAnywhere, Spotahome, Uniplaces and more through listing feeds. Rates, availability and bookings stay in sync from one calendar.
Owner Settlements
Set each owner's commission and VAT once, for all their properties or per property. In Finance > Owner Reports, pick the owner and the month: every charge billed on their units fills in, collected or not, with your fee on each line. Generate the report as PDF, Excel or CSV, issue your fee invoice through your invoicing connection and reconcile every line in Movements.
Team Roles and Owner Logins
Add team members as Super Admin, Admin, Finance, Sales, Operations Admin or Operations, and decide in Role Permissions what each role sees and does, module by module, across the account. A login linked to an owner only shows that owner's properties, so an owner can follow their own units and settlements without seeing anyone else's.
Booking Lifecycle
Each booking gets its payment plan, a virtual IBAN for rent in euros and its contract from your Word template, signed in the tenant portal. The Check-in / Check-out Process gathers what you need before and after each move, and wizards handle date changes, room changes and cancellations.
Dashboard and Analytics
The Dashboard shows the rooms free today, total debt, monthly revenue and the occupancy rate, with an occupancy forecast, cashflow and every vacant unit. Analytics ranks occupancy, revenue, ADR and RevPAR by property, unit or owner, and Finance Overview ages every debt so you see who owes what.
How it works
Connect your channels
Connect Airbnb and Booking.com through the official API, publish to HousingAnywhere, Uniplaces and Spotahome by listing feed, and add a calendar link (iCal) for any other channel. Their bookings land on the same calendar as your own.
Set up owners and your team
Give each owner their properties, commission and VAT, invite your team with the right role, and choose what each role can do in Role Permissions.
Run and settle every month
Rent is matched to what is due, tenant requests arrive as tickets in Operations, and at the end of the month you settle each owner and issue your fee invoice from Finance > Owner Reports.
