Rent, contracts, maintenance and tenants for your own portfolio, each tied to its booking.
Automated Rent Collection
Each booking gets a payment plan - monthly rent, with part months billed by the day, by the fortnight or in full, or rent in up to four equal instalments - and its own virtual IBAN in euros. Transfers to it and payments by card, MB WAY, Apple Pay or Google Pay are applied to what is due automatically, and Communication Rules remind tenants before and after the due date.
Contracts From Your Own Template
Upload your Word contract with Vivin variables and every booking gets its contract filled in: tenant, dates, rent, deposit and fees. Tenants read it and sign it in the tenant portal with a drawn signature, a second tenant or a guarantor can sign too, and the signed PDF is filed with the booking.
Finance Overview
Finance Overview shows income per month - paid, scheduled and in debt - next to what was invoiced, with Debt Aging by how long it is overdue and your top debtors. Download the Income, Transactions, Contract Values and Deposits tabs as CSV for your accountant.
Maintenance Tracking
Tenants report an issue from the portal with photos or video and follow its status. Your team gets it as a ticket in Operations, with a priority, a responsible person and a planned date, and can close it with photos of the finished work.
Occupancy Overview
The Dashboard shows the rooms free today, the occupancy rate and an occupancy forecast for the months ahead, and lists every vacant unit with how many days it stays free. The Multicalendar puts every unit and stay on one timeline, so you see which rooms free up next.
Tenant Portal
Each tenant gets a portal in your branding, in five languages, that installs from the browser with nothing to download. There they see what is due and pay, sign their contract, download receipts and documents and report issues, so fewer emails and calls reach you.
