Set each unit up once, with its price, rules, photos and listing details, and keep the whole portfolio and your team in order.
Properties, Rooms and Beds
Create a property, then its units: each one is a whole Property, a Room or a Bed, so the same flat can be let whole, room by room or bed by bed. The property holds what its units share, such as the owner, the contract template, the fees, the Wi-Fi, the door codes and the cleaning days.
Rent and Stay Rules per Unit
Give a unit one monthly rent, or a different rent for each month of the year, and add a Local Rent Cap where rents are capped. Each unit has its minimum and maximum stay and a booking window for move-ins and move-outs. Switch on Short term to sell the gaps by the night on Airbnb and Booking.com, with a nightly price and stay rules Vivin sends to the channel.
Listing Details for the Portals
Property Details and Listing Details hold what the portals ask for: texts, location, layout, amenities, house rules, required documents and partner-specific fields. Full integration readiness lists what is still missing, and Fill with AI reads your photos and texts and proposes the blank fields, saved only once you accept them.
Photos for Every Property and Unit
Upload up to 30 photos for a property's common areas and 10 for each unit, drag them into order and set the main photo. On a Full integration, HousingAnywhere, Uniplaces, Spotahome and the other portals Vivin feeds get the same gallery, and Integration listings lets you keep a unit out of a given feed.
Your Portfolio at a Glance
Listings > Portfolio shows each property with its units, how many rooms are occupied and any active booking or block, filtered by type, category or capacity, and exports to CSV or Excel. The Dashboard adds the Occupancy Rate, an Occupancy Forecast and the Vacant Units, sorted by how long they have been free. Archive a unit you no longer let and its history stays.
Roles and Permissions for Your Team
Give each team member a role: Super Admin, Admin, Finance, Sales, Operations Admin or Operations. In Role Permissions you decide, module by module, what each role can see and do. Link a user to an owner and they only see that owner's properties (Filtered access).
How it works
Add your properties and units
Create a property in Create New > Property, add its units as whole properties, rooms or beds, and set each unit's rent and stay rules.
Complete the listing
Add photos and listing details, let Fill with AI propose the blank fields, and check Full integration readiness before your listings go out to the portals.
Bring in your team
Add team members with a role, adjust Role Permissions, and link owners' users to their own properties.
